TH10 - AIA 2019 Documents: Understanding the Changing Roles of the Construction Manager

The role of a construction manager in a project differs depending on whether the construction manager is serving throughout the project in an advisory capacity or is also performing the construction. This session will explore the role of the construction manager in either of these scenarios, from preconstruction services through final completion. Utilizing the AIA Construction Manager as Adviser (CMa) and Construction Manager as Constructor (CMc) documents, participants will learn about the contractual relationships set forth in these agreements and how to properly allocate risks and responsibilities in order to achieve a successful project to the benefit of all project participants, building inhabitants and the general public.  Participants will also discuss changes in the industry since the 2009 release of the AIA’s construction management documents, and get a preview of how these changes are addressed in the 2019 update of the documents, including expanded Construction Manager’s preconstruction services, a new Sustainable Projects Exhibit for use with the construction management documents, and a new Insurance and Bonds Exhibit for use with the CMc documents.    

Upon completion of this session, participants will be able to:
1. Discuss the relationships between the owner, construction manager as constructor (CMc), construction manager as adviser (CMa), architect, and contractors, in both preconstruction and construction phase services.
2. Discover how project agreements can help achieve a successful project, ensure the health and safety of inhabitants, and provide protection to the public at large by defining the responsibilities, authority, scope of services, liability and expectations of all parties, particularly when the construction manager is an additional participant in the preconstruction phase.
3. Explore the expanded scope of services for the construction manager and the new Insurance and Bonds Exhibit.
4. Describe the new Sustainable Projects Exhibit, which incorporates the role of the construction manager into a sustainable design and construction project, to promote the health, safety and welfare of the building inhabitants.
